The rental market is very hot right now in many areas so there are rarely times when the place will sit empty. Finding the tenants is not usually an issue. However, people do tend to come and go.
It’s really important to have a fast turnaround to get the next tenants in the rental. There are a few things that have to be done in order to make sure the place is suitable for the new tenants. Clean the carpets
It is very important for the apartment to be clean, tidy, and fresh for the next tenants. One of the biggest culprits that makes a rental look cheap and ugly is when the carpets are dirty and smell like cigarette smoke, pets, or food spills. Rugs should be cleaned regularly so in between tenants is the ideal time to make it happen.

If the rugs are not wall-to-wall then you can always use a drop-off rug cleaning service to clean smaller ones. This allows you to do other cleanings while those are being serviced.

Getting a call from a tenant that the washing machine is on the fritz or there is no heat is very inconvenient for everybody. It’s much better to make sure that everything is working as it should so there are no surprises later.
Do a thorough check to make sure that the washing machine actually washes and not just that it turns on and goes through the cycles. Check that the heat is working and do any required maintenance such as changing filters.

Chances are that you have some pests that you may not have noticed when you did your initial walk-through and during the clean-up. However, there are some, like bed bugs, that are not immediately seen.
Having an exterminator come in is a wise move. It is much easier to deal with any pests while the place is empty. The exterminator will be able to find anything that may be lurking there better than you could.
Fix the furniture
Unfortunately, a fact of life when it comes to tenants is that they are not always careful with the furniture. There will likely be some holes in the upholstery and maybe even some broken frames on the bed and sofa.
Make sure to thoroughly check the furniture and take note of any irregularities. Some may need repairs while others need to be replaced.
